• Awarded to Tenant – Court finds in favor of the Tenant.
• Awarded to Landlord – Court finds in favor of the Landlord.
• By Agreement – Agreement by both parties. Usually, the Landlord will agree to a date on which the tenant said they would vacate by.
• By Default – A default judgment is a binding judgment in favor of either party based on some failure to take action by the other party.
• Complaint Filed – A complaint by either the Landlord or the Tenant has been filed.
• Dismissed – A “motion to dismiss” asks the court to decide that a claim, even if true as stated, is not one for which the law offers a legal remedy.

• Dismissed – Granted to Defendant – Court finds in favor of the Tenant.
• Dismissed – Improper Paperwork – Proper procedure by the Landlord was not followed.
• Dismissed – Improper Service – Proper procedure by the Landlord was not followed.
• Dismissed – Improper Service of Notice to Quit – Proper procedure by the Landlord was not followed.
• Dismissed with Prejudice – Preconceived opinion not based on reason or experience.
• Dismissed with Prejudice by the Plaintiff – Landlord takes back the claim.
• Dismissed with Prejudice & Without Cost – Preconceived opinion not based on reason or experience and without cost to the Tenant.
• Dismissed Without Prejudice & Without Costs – The case can be brought to the court again and there is no charge.
• Dismissed Without Prejudice by The Court – The case can be brought to the court again.
• Exchange Mutual Releases – In consideration for and in exchange for entering into this Agreement, the Parties agree to the settlement terms:
• Filed Forcible Entry & Detainer – Prepare a Complaint for Forcible Entry and Detainer. Plaintiff is the Landlord and the Tenant is the Defendant.
• Granted to the Defendant – Judgment found in favor of the Tenant.
• Judgment by Agreement – Judgment agreed upon by the Landlord and Tenant.
• Judgment Granted to Plaintiff – Judgment found in favor of the Landlord.
• Plaintiff did not Appear Voluntary – Tenant was summonsed.
• Dismissal – Situation may have resolved itself.
• Writ is Discharged – Writ of Possession was not needed.
• Writ of Possession – Tenant is still residing at the residence in which they have been evicted from.
• Writ of Possession Issued – Sheriff has been dispatched to remove the evicted tenant.
